Ottawa's June 2026 Resale Market Continues to Slow: What Buyers and Sellers Should Know

The Ottawa resale housing market experienced another slower month in June 2026, continuing a trend that has been seen throughout the first half of the year. While the market isn't experiencing a sharp decline, buyers and sellers are navigating a more balanced environment with increased inventory and changing opportunities.

Home Sales Continue to Ease

According to the Ottawa Real Estate Board (OREB), 1,518 homes were sold in June, representing a slight decrease compared to the same month last year. Year-to-date sales are also down by more than 6% compared to 2025, showing that many buyers remain cautious despite stable market conditions.

Detached Homes Remain Strongest

Single-family homes continue to lead Ottawa's resale market, accounting for the majority of June sales. While detached homes experienced only a modest decline in sales, townhomes and condominiums faced greater challenges.

  • Single-family homes: Stable demand with relatively small year-over-year changes.
  • Townhomes: Sales softened as buyers gained more choices.
  • Condominiums: Continued to be the slowest-performing segment, with fewer sales than last year.

Prices Remain Stable

Despite slower sales activity, home prices have remained resilient. The average residential sale price reached approximately $733,648, reflecting a modest increase from June 2025.

Average prices by property type included:

  • Detached homes: $880,467
  • Townhomes: $554,990
  • Condominiums: $432,199

These figures suggest that while buyers have become more selective, well-priced homes continue to attract interest.

More Inventory Means More Choices

One of the biggest shifts in today's market is the increase in available listings. More homes on the market give buyers additional time to compare properties and negotiate, while sellers face increased competition.

For buyers, this means:

  • More options to choose from
  • Less pressure to make rushed decisions
  • Greater negotiating power

For sellers, success depends on:

  • Competitive pricing
  • Strong marketing
  • Proper home preparation and staging

What This Means for Ottawa Homeowners

Although the resale market has slowed compared to last year, it remains balanced rather than declining dramatically. Detached homes continue to perform well, while condos and townhomes face softer demand. Increased inventory is creating healthier conditions for buyers without causing significant price drops.

Whether you're planning to buy your first home, upgrade, downsize, or sell, understanding today's market conditions can help you make informed decisions. Working with a knowledgeable local REALTOR® remains one of the best ways to navigate Ottawa's evolving housing market.
